How to optimize your title using data, not guesswork

Most advice on creating a great title for your Airbnb listing is useless.

You've heard it before:

  • Use eye-catching keywords!

  • Add emojis & symbols to stand out!

  • USE ALL CAPS TO GRAB ATTENTION!

Sounds good in theory. But do the most successful Airbnbs in your market have 🔥LUXURY VILLA OMG🔥” in their title?

Probably not.

So instead of guessing, let’s do something crazy… use real data.

The Simple 5-Minute Process to Improve Your Listing Title:

Step 1: Go to Rabbu

Rabbu offers great Airbnb market data for free:

Step 2: Find a similar city

If your Airbnb is in Austin, TX → check out Dallas, TX.

If you're in Santa Monica, CA → look at Manhattan Beach, CA.

Step 3: Identify the top-performing listings

Click around and find Airbnbs that check these boxes:

  1. High Revenue 

  2. 50+ Reviews 

  3. 4.8+ Star Rating

Step 4: Write down their titles

Here’s what you’ll notice—they follow a pattern.

No emojis. No ALL CAPS. No clickbait. Just clean, clear, descriptive titles.

Here’s a few examples from Dallas:

“Charming Craftsman Home in Lower Greenville”

“New Construction Luxury Home in Heart of Dallas!”

“Oak Lawn Vibrant Urban Retreat - Center of Dallas”

“Sleeps 16+ -Backyard Oasis - DAL airport - Uptown - UTSW”

“Modern Rustic Farmhouse in the Heart of Dallas”

Step 5: Copy what works

I found two super successful listings with nearly identical titles:

  • New Construction Luxury Home in Heart of Dallas!$83k/yr revenue, 4.92 rating, 214 reviews

  • Modern Rustic Farmhouse in the Heart of Dallas$96k/yr revenue, 4.81 rating, 165 reviews

If I owned an Airbnb in downtown Austin? My title would be:

  •  (Home Type) in the Heart of Austin

Example:

  • Historic Brownstone in the Heart of Austin

  • Modern A-Frame in the Heart of Austin

  • Luxury Penthouse in the Heart of Austin

Bottom line:

Your listing’s title is prime real estate. It’s the first thing potential guests see, along with your cover photo. (BTW, you can do this same process for photos too)

Obviously, a great title alone won’t guarantee bookings. You still need a great place. But if you’re reading this, I’m betting you’ve already got that covered.

So don’t let a weak title hold you back. Optimize it.
